Overview of Design Approach

GA Architects’ design approach from beginning to end includes:

Analysis, research and verification of existing conditions in all the areas of the Scope of Work.

Update existing drawings as necessary to reflect existing conditions.

Problem solving at all phases of the project as demanded by the technical complexities and challenges arising during the design process while working together with other disciplines.

Schematic design implemented by providing various design alternatives and choosing the most aesthetically pleasing, efficient and cost-effective solution.

Good coordination and communication approach during the Construction Administration phase
to ensure a smooth building construction process.

Team Approach

GA Architects uses a Team approach with each project. The team works together from the early phase of architectural concepts through the design to construction documents phase.

The project is coordinated by the Principal Architect (and/or Project Architect).

Good communication is key to the good coordination of the project. Design meetings are conducted as needed to ensure the smooth advancement of the projects.

GA Architects treats each project from programming through design and construction administration, by implementing in-house a guided and well integrated process.

Programming and Schematic Design

Individual projects have unique characteristics and expectations that must be identified and expressed. GA Architects’ team takes the necessary time to understand the clients’ needs and the complexity and individual nature of each project.

GA Architects works with the client and consulting engineer to address the problems and issues at hand to create the program and to implement it in the schematic design.

Design Development

As plans are refined and specifications established, GA Architects continuously implements all the project requirements presented by the client and engineers.

We will prepare a design development document demonstrating the scale and character of the project for review and approval. Also, at that time, the construction budget is reviewed and updated as required by the new adjustments of the projects.

Construction Documents

GA Architects pays close attention to construction budgets during every phase of the project to be on track within the given budget.

We have a good understanding of the design impact on construction costs. Therefore, selection of sound design solutions, materials and methods are always weighed in terms of quality, performance, value added and cost at every stages of the construction document phase.

Construction Administration

GA Architects will be committed in the project to representing the client from the initial construction stages until the end of construction. We will have regularly scheduled meetings and ongoing visits to the construction site to monitor its progress, and to solve problems arising during the construction phase and to ensure compliance with the contract documents and specifications. GA Architects’ Construction Administrator will continuously strive to provide high-quality service, good coordination, communication and teamwork throughout the construction phase.

GA Architects’ Quality Control

GA Architects implements in-house quality control through self-monitoring at all stages during the project (meetings, schedules and follow up).

The smooth transition and total integration of project phases is achieved by an ongoing system of checks and balances. Minimizing problems through good coordinated efforts to serve the best interests of the client, as well as the individual members of the project team.
